Financial Control/Management
- Collecting and banking contributions into our trust account and issuing receipts of payment;
- Payment of all accounts in relation to common property;
- Preparing budgets and calculating amounts of contributions and reserve funds;
- Preparing and serving notices levying contributions in accordance with Section 36(1);
- Follow up of collection of levy contributions;
- Preparation of annual statements of account and keeping of the Strata Company’s books;
- Independent audit of trust account on an annual basis;
- Investing the Strata Company’s funds in an account in a manner consistent with the Strata Company’s cash flow requirements;
Administration and Advice on Strata Titles Act
- Attending to all incoming correspondence;
- Ensuring insurances are effected and promptly renewed and attending to insurance claims;
- Preparing and issuing notices of Annual General Meetings of the Strata Company but not Extraordinary General Meetings or meetings of the Strata Council;
- Attending, preparing and distributing minutes of the Annual General Meetings of the Strata Company;
- Receiving and displaying notices and recording notices and orders served on the Strata Company;
- Having possession of and care for the records and documents of the Strata Company;
- Having safe custody of the common seal of the Strata Company;
- Preparing and issuing of certificates under Section 43 (1) of the Act, furnishing information and supervising inspections;
- Maintaining wage and related records required by law in respect of employees or contractors of the Strata Company and preparing and filing associated returns;
- Instructing a registered tax agent in relation to lodgment of Income Tax Returns and compliance in relation to G.S.T. and the New Tax System;
- Maintain current roll of proprietors;
- Advising the Strata Company and Council on matters of compliance, procedure and management in accordance to the Act;
- Generally assisting the Strata Company, the Council and its officers in exercising their powers and authorities and performing their duties and functions;
Building Maintenance
- Arrange routine maintenance and repairs to common property;
- Define responsibility of repairs between common property and lot proprietors;
- Conduct quarterly inspections of the common property;
- Obtain quotations for works required;
- Review and maintain any building/maintenance contracts the Strata Company enters into
